About

Valore Capital Partners is a principle real estate Investment Manager specialising in the delivery of value-add investment and development in the UK and Continental Europe.

Our aim is to enhance value by identifying opportunities and future trends in the Real Estate Market. We are currently focused on five megatrends: ageing population, digitalisation, generation rent, urbanisation and climate change.

We take a macroeconomic view whilst ensuring that social and environmental factors are at the forefront of any transaction.

We work alongside a number of long-standing equity partnerships allowing us to identify and execute transactions quickly and efficiently.

Value Add

As well as investing in new opportunities, we also provide portfolio reviews of investors’ existing assets, with a view to identifying and executing value-add strategies.

Our extensive network allows us to source debt and equity through institutions, banks, private investors and family offices. 

Projects

 

Spencer Street, St Albans.

VCP acquired this large city centre retail site in partnership with The Denton Group in 2021. We are currently seeking a residential led mixed use planning consent.

 

Wick Lane, Stratford.

VCP established and implemented a business plan to maximise the value of 1.7-acres of wasteland in the heart of East London. The process was completed with a sale to SEGRO plc for a UK record price per acre. SEGRO will transform the site into 45,000 sq ft of last mile logistics. The transaction was completed off market.

 

Newington Causeway, Elephant and Castle.

VCP purchased the highly prominent 1960s block in 2016. We subsequently created value by re-letting the ground floor, fully refurbished the 11 existing apartments and obtained planning permission for a 2-storey extension at roof level. The site has been retained as an income producing asset which has benefited from significant capital growth.

 

1 Palace Gardens, Kensington.

VCP acquired the property on behalf of a private client to refurbish the existing building and redevelop the current coach house into a stand-alone residential mews house. 1 Palace Green is located at the southern end of Kensington Palace Gardens, arguably the best residential location in London with views overlooking Kensington Palace. Apartments will be starting from £10m and the total GDV of the project will be upwards of £100m. The transaction was completed off market. 

 

Kildare Innovation Campus, County Kildare.

VCP acquired the 200-acre estate from Blackrock on behalf of a private Swiss-based Investment company. We continue to work alongside our partners delivering value-added services as the business plan evolves.  

 

Evolution Business Campus, Cambridge.

VCP worked on behalf of the vendor to deliver the sale of Evolution Business Park to Cambridge County Council for £32m. The transaction successfully completed in January 2020. Evolution Business Park is a high-technology business and laboratory park adjacent to The Cambridge Science Park, which houses some of the world's leading science and technology businesses.
